Who we are
Easy Jax Property Management ("Easy Jax", "we", "us") owns and manages the rental homes and apartments shown on this site. We are not a referral service or a marketplace: when you inquire, you are dealing directly with the company that leases the home.
Using the site
You must be at least 18 to book a showing, submit an inquiry or apply. You agree to give us accurate information and to use the site only for finding or renting a home for yourself or your household. You may not submit inquiries on behalf of someone else without their permission, scrape or copy the site, post spam, or try to interfere with how the site or our systems work.
Listings & availability
Listings, prices, photos, specials and availability are pulled automatically from our leasing system and can change at any time without notice. A listing on the site is an invitation to inquire, not an offer to rent; a home is only yours once a lease is signed and the move-in funds are received. Homes are leased on a first-come, first-served basis to approved applicants. We try to keep every listing accurate, but photos may show a similar unit and a listing may occasionally contain an error.
Showings & inquiries
Booking a showing reserves a time with a member of our leasing team. Please arrive on time with a photo ID, and let us know if you cannot make it so we can offer the time to someone else. We may reschedule or cancel a showing if the home is leased, becomes unavailable, or for safety or weather reasons. Information you submit in a showing request, inquiry, waitlist or pre-qualification form is used as described in our Privacy Policy.
Jax, our leasing assistant
Jax is an automated assistant that answers questions, suggests homes and books showings using information from our leasing system. Jax is helpful but not perfect: anything it tells you about availability, pricing, pet rules or qualifications is informational and is confirmed by our team before a lease is offered. Jax does not make approval decisions. If you prefer to speak with a person, call (904) 299-2902 or ask Jax to connect you with the team.
Texts & calls
If you check the "OK to text me" box or text us first, you agree to receive text messages from Easy Jax at the number you provided, including automated messages sent by Jax, about your inquiry, showings and applications, and about available homes or specials if you opted in to those. Message frequency varies. Message and data rates may apply. Reply STOP at any time to stop, or HELP for help. Consent to marketing texts is not a condition of renting from us. Full program details are in the texting section of our Privacy Policy. By giving us your phone number you also agree that we may call you about your inquiry.
Applications & leases
Rental applications are submitted through our leasing platform, AppFolio, and are subject to our published application requirements and the screening criteria shown on the application. Application fees are non-refundable once screening has run. Approval, denial and lease terms are governed by the application, the lease and Florida law, not by these website terms. We follow fair-housing laws and consider every application on the same criteria.
Resident portal
The resident portal (rent payments, maintenance requests, documents) is provided by AppFolio under its own terms of use. Your lease governs your tenancy; nothing on this site changes it.
Content & trademarks
The Easy Jax name, logo, photos, text and design of this site belong to Easy Jax Property Management or are used with permission. You may share links to our listings freely, but you may not copy our photos or content to advertise a property that is not ours, or in a way that suggests you are us.
Disclaimers & liability
The site is provided "as is". We do our best to keep it accurate and online, but we do not guarantee that it will always be available, error-free, or that a particular home will be available when you inquire. To the fullest extent allowed by law, Easy Jax is not liable for indirect or consequential losses arising from your use of the site, from a listing error, or from a showing that is rescheduled or cancelled. Nothing in these terms limits rights you have under your lease or under Florida or federal law.
Governing law
These terms are governed by the laws of the State of Florida. Any dispute about the site will be handled in the state or federal courts located in Duval County, Florida. Disputes about a lease are governed by the lease.
Changes to these terms
We may update these terms from time to time. The current version is always at easyjaxpm.com/terms with the date at the top. Using the site after a change means you accept the updated terms.
