Resident questions

When is rent due, and is there a grace period?

Rent is due on the 1st of each month. Check your lease for the exact grace period and late-fee terms; the portal shows your balance and due date at all times.

How do I set up automatic payments?

In the resident portal, open Payments → Set up autopay. You can pay from a bank account (lowest fee) or a card.

How fast are maintenance requests handled?

Emergencies are same-day. Routine requests are typically scheduled within a few business days by our own maintenance team. Add photos to your request — it speeds things up.

Can I add a roommate or a pet after moving in?

Yes, with approval. Additional adults must apply and be added to the lease; pets are subject to the property's pet policy and fees. Contact the office to start.

How do I give notice to move out?

Written notice is required per your lease (typically 30–60 days before the end of the term). Submit it through the portal or by email to easyjaxpm@gmail.com and we'll send the move-out checklist.

How do I renew my lease?

We reach out 60–90 days before your lease ends. You can also request a renewal any time through the portal or by calling the office.

Our story

Built one renovated house at a time

Easy Jax started in 2020 buying single-family homes in Jacksonville that needed work, renovating them properly, and renting them to people who wanted a clean, well-kept place at a fair price. That is still the whole idea — it just happens across many more doors today, from duplexes and quads to communities like MorningSide Apartments and Breakwater Studios.

Because we own every property we manage, there's no landlord to chase for approvals. Our office team handles leasing, payments and resident questions; our field crews handle turnovers and repairs. When something needs fixing, the decision and the fix happen in the same company.

The process

1

Pick a home and tour it

Request a showing from the listing (or ask Jax). Most tours happen within a day or two. Applications are accepted without a tour if you're relocating.

Apply online — about 10 minutes

Click Apply Now on the listing. Every adult (18+) who will live in the home applies. You'll upload a photo ID and proof of income (recent pay stubs, offer letter, benefits statement, or bank statements if self-employed).

Screening — usually 1–2 business days

We verify income and identity and run background, credit and rental-history checks. We look for about 2.5× the rent in gross household income, no evictions in the last 5 years, and no unpaid balances to a previous landlord.

Approval and holding deposit

When approved, you pay the security deposit to take the home off the market and receive your lease to sign electronically.

Move-in day

Pay the first month's rent, set up your utilities where required, do the walkthrough with our team, and get your keys. Your resident-portal login arrives the same day.

Good to know

  • Vouchers welcome. Many of our homes accept housing vouchers; the income requirement is based on your portion of the rent.
  • Credit isn't everything. Fair credit with steady income and clean rental history is often approved; a co-signer or larger deposit may be an option.
  • Pets: welcome at homes marked "Pets OK," subject to breed/weight limits and a pet fee or pet rent.
  • Application fee is charged per adult and is non-refundable; it covers screening costs.
